What's a tenant to do when.....
1. You notice a maintenance problem? Report it it right away! Some problems may worsen if left unchecked or not repaired, such as dry rot or and leaks. Tenants may be liable for the damages caused by unreported problems.
2. Some time has passed and no repair person/vendor has contacted you for appointment? Please call the office at (209) 847-7885 or email us at riveroakspm@gmail.com so we may follow up and address the problem.
3. You have made an appointment with the repair person/vendor. Be sure to keep the appointment. If nobody is present when the repair person/vendor arrives at the agreed time and you have not rescheduled the appointment, you may be charged for the service call.
4. What if your schedule does not allow you to be home for the appointment? You must fax or email your approval for entry into your home, without your presence, in writing. Usually, the repair person/vendor will work around your schedule to schedule the appointment.
5. The repair person/vendor failed to show up for the appointment? Please call or email us immediately so we can identify the problem.
6. The repair/maintenance did not hold/fix the issue. Please call or email us immediately so we can identify the problem. We will have the repair person/vendor return or a hire a new repair person/vendor to fix it.
7. The repair/maintenance is complete. Please call or email us to inform us the work has been complete and the repair has been corrected. We will note the completion in the appropriate file(s).
